The Landlord I have been letting to students since 1984 with my father John who is a member of the Staffs Landlord Accreditation Scheme and I am a retired Police Officer. I have always bought houses in the better residential areas to ensure that they will always be in demand. I have no houses in areas where I would not be happy to live myself unlike a lot of student accommodation which is purchased in outlying areas to maximize profit. I employ a team of people to maintain the houses and respond to calls for assistance such as “lock outs”. I am easy to contact 16hrs a day every day to provide help where necessary.
All houses afford easy access to Keele and the hospital complex by both direct bus or car. The house will consist of the appropriate number of bedrooms with double beds in all. There is a lounge, bathroom and kitchen. The houses are furnished. Bedrooms have desks, drawers, wardrobes etc. The kitchen has a fridge, freezer and washer. The bathroom has a bath and shower in most cases. Houses are double-glazed.
The rents are GREAT VALUE. The rent INCLUDES GAS and ELECTRIC up to a total maximum of £40 per month per paying person in the house. ALSO INCLUDED are Water charges. All bills are dealt with by the landlord – NO STRESS FOR YOU
Council Tax due – it is £0 – ZERO so long as you remain a student. If you cease to be a full time student, the Council may charge you.
LOW LOW LOW Deposit
To secure a house for next year you will need to sign a tenancy agreement and pay a £100 deposit per person. The deposit for your house will be held by the UK Government run “Deposit Protection Scheme” (DPS) in your own name. The deposit will be returned to you at the end of the tenancy, provided the tenancy was conducted in a satisfacotory manner. You will be provided with a reference relating to your deposit. Deposits or parts thereof may be retained re cleaning after or during the tenancy if not done by the tenant. Damage to property. Fuel use in excess of the allowance included in your rent. How Do I Pay?
Rent is paid by Bank Standing Order on loan dates or monthly.
All houses have gas and electricity safety certificates. All electrical systems are fitted with modern circuit breakers. All the houses are fitted with mains wired smoke alarms and Carbon Monoxide Detectors. They are all in the better areas where crime rates are low. (unlike many other student houses!). We have never had a house broken into in 30 + years.
Broadband / Phone / TV – USE VIRGIN CABLE
All houses have a “Virgin” cable connection. You need to arrange internet, telephone and TV services. They are available for around £30 per month depending on speed and package taken. Virgin will provide all the services above. Tenants may install “Sky” so long as an initial request is made to the landlord. There is no TV aerial.
Carried out by my employees who live locally and are available via a mobile. We are easy to contact and repairs will be made as quickly as possible. If you lock yourself out we have people available to get you back in. With some landlords you could get very wet and cold if you lock yourself out and you could wait weeks for repairs!!!! Each Tenant completes their section of contract and signs electronically. You pay £100 deposit per person (cash or bank transfer)

Repairs and Help when locked out 7 days a week.
