2 BEDROOM STUDENT HOUSES – £88 per person per week £4560 for the year – that is at least £1000 less than halls and you choose who you live with. The house is yours to use or store your property from 1st July through to 30th June the following year.

THE 2 bedroom houses are let very quickly – VERY VERY HARD TO FIND – Student houses are mostly for bigger groups – HURRY!

Rent for a 2 bedroom property is from £380 per month, per room. (£88 per week) up to £380 per month. The rent includes Water Rates, Gas and Electricity charges (With limits). The allowance for gas and electric is £65 per person. So in a 2 bedroom house over a 12 month tenancy you will have a total gas and electricity allowance of £1560. Any extra gas and electricity used on top of this will be deducted from your deposit. NOBODY has exceeded this allowance in the past.
FLEXIBLE PAYMENTS – YOU CHOOSE
You can pay monthly or on Student Loan dates (termly). You pay one months rent at the start of the tenancy and then split the rest on loan dates in September, January and April.

YOUR STUDENT HOUSE
Will consist of 2 good sized bedrooms a lounge, separate dining room, a bathroom and kitchen. The houses are furnished with the appropriate furniture. Bedrooms have desks, drawers, wardrobes etc. The kitchen has a fridge, freezer and washer. The bathroom has an electric shower. Houses are double-glazed. All houses have parking outside and are extremely convenient for access to the direct Keele bus and local supermarkets etc. They are in the better residential areas.
All houses have gas and electricity safety certificates. All electrical systems are fitted with modern circuit breakers. All the houses are fitted with mains electric smoke and carbon Monoxide alarms. They are all in the better areas where crime rates are low. (unlike many student houses!)
BROADBAND / PHONE / TV – PLEASE USE VIRGIN FOR TV AND INTERNET
All houses have a “Virgin” cable connection. Virgin will provide you with a wireless broadband, various TV and phone services or around £30 per month for the whole house. Tenants may install “Sky” so long as an initial request is made to the landlord re sighting of the dish.
Carried out by our employees who live locally and are available to help. We are easy to contact and repairs will be made as quickly as possible. If you lock yourself out we have people available to get you back in. With some landlords you could get very wet and cold.

HOW TO RESERVE A STUDENT HOUSE
We cannot hold houses whilst you consider your options. The group that sign the contract and pay the appropriate deposit first will get the house. TELEPHONE IF YOU WANT TO TAKE A HOUSE and we will email you a contract. You will have 24hrs to get 2 signed copies of the contract back to the landlord. It is important to us that you will be living in a warm and safe environment with good access to Keele at a reasonable price. It is Important that you make your parents aware of what you are doing regarding accommodation.
To secure a house for next year each member of your group will need to sign a tenancy agreement and pay a £100 deposit (each) for the house which is held in case of breakages, unpaid bills, fuel used in excess of your allowance etc. The deposit will be returned to you at the end of the tenancy, so long as your tenancy was conducted properly. The deposit for your house will be held by the UK Government run “Deposit Protection Scheme” (DPS) in your name. The DPS will refund the deposit after the end of the tenancy. Money will be deducted if the house is not left clean and tidy, there is damage or rent or fuel charges owing. For further information see www.depositprotection.com.
Your tenancy agreement is for 12 months and you will be required to make all payments as per the schedule you choose on the due dates. If, for unforeseen circumstances, you have to leave the house, you are still responsible for payment of rent until you find a suitable replacement. Your landlord will give you every assistance in finding a replacement as will your other housemates.
We want our tenants to be happy! You only have to speak to the existing tenants to see that they have been well looked after!
